Do I need planning permission for an extension?
Often not. Many single-storey rear extensions fall under permitted development, and larger ones can go through prior approval. We confirm your route in writing, free, usually the same working day.
How much do drawings cost?
Planning drawings typically run £1,200 to £2,500 across the UK, and a full set with Building Regulations £2,500 to £5,000. You get one fixed written price, not an hourly rate.
How long does it take?
We aim to complete your drawings within 10 working days, and councils usually decide in 6 to 8 weeks from validation.
What if the council says no?
We handle the changes and the resubmission, and if any application we submit is refused you get a 100% refund within 5 days.
